The Cambridge market

Cambridge had around 149,000 residents in a 2024 estimate, and its built-up area about 181,000 at the 2021 Census. The workforce is unusually highly qualified. Two universities shape demand across the city: the University of Cambridge, which had around 24,000 students in 2020/21, and Anglia Ruskin University, which has a large campus near the city centre.

"Silicon Fen" is the city's economic engine. The Cambridge Science Park is described as one of Europe's largest centres for commercial R&D, and companies such as Arm, Abcam, Jagex and Microsoft Research have been based in and around the city. Royal Papworth Hospital moved to the Cambridge Biomedical Campus beside Addenbrooke's in spring 2019, on the same campus where AstraZeneca has its purpose-built headquarters and Discovery Centre. That creates a large, high-value B2B market for recruitment, legal, IP, lab services, facilities and specialist suppliers.

Tourism is worth hundreds of millions of pounds a year to the city. Visitors come for the colleges, punting on the Cam and the historic centre.

Direct trains run to London King's Cross and Liverpool Street, and Cambridge North station opened in 2017. The city's neighbourhoods each have their own character: Mill Road and Romsey, Chesterton and East Chesterton, Trumpington, Cherry Hinton, Newnham, Arbury and King's Hedges.

In search, sharing a name with Cambridge, Massachusetts complicates broad queries, and high-value sectors attract plenty of competition. Neighbourhood and specialist B2B searches tend to be less crowded.

How Cambridge customers search

  • Science and tech B2B. Buyers at research parks and biotech firms search for recruitment, IP and patent services, lab equipment, facilities and consultancy. The volumes are low and the values very high.
  • Neighbourhood services. "Dentist Chesterton", "café Mill Road", "plumber Cherry Hinton" and "nursery Trumpington" reward strong local profiles and reviews.
  • Visitor searches. "Punting Cambridge", "afternoon tea Cambridge" and "restaurants near King's College" are made in big volumes by tourists.
  • Student and academic demand. Lettings, food and services near both universities peak at the start of each term.
  • Premium home services. High house prices create strong demand for architects, builders and interior designers.
